Reduce your carbon footprint while making improvements to your home

The Energy Saver Home Loan Program (ESHLP) helps eligible Massachusetts homeowners cut their energy use and reduce or eliminate their reliance on fossil fuels. The program is offered through the Massachusetts Community Climate Bank and MassHousing, in partnership with the Center for EcoTechnology. The ESHLP provides eligible homeowners with the following benefits:

  • Low interest rate, second mortgage loans that support a variety of energy-related home improvements
  • Financing at your project’s start. No cash down, no waiting for rebates or incentive payments
  • Free end-to-end support through all aspects of the home improvement process, loan closing and post-construction
  • Identification and coordination of all available incentives, rebates and other credits

New England Heat Pump Accelerator

Residents installing qualified heat pump and heat pump water heater equipment in existing single-family or multifamily homes qualify for instant incentives through the New England Heat Pump Accelerator. Incentives are $650/heat pump condenser and $300/heat pump water heater condenser for sales as of February 1, 2026 and are applied at the point of sale at participating distributors. Ask your HPIN contractor to visit www.NEHPA.org for more details. Z-Loan

Finance Your Home Energy Upgrades with the $0-Interest Z-Loan

Upgrade your home’s comfort and efficiency with zero interest. Through the Z-Loan program, eligible customers can access up to $25,000 per property with a flexible five year maximum repayment term. Z-Loan Coming Soon! 

Covered Upgrades Include:

  • Air Source, Air-to-Water, and Ground Source Heat Pumps
  • Insulation
  • Heat Pump Water Heaters
  • Pre-Weatherization Barriers

Eligibility Requirement: To qualify, you must have completed a Home Energy Assessment (HEA) within the last two years, and all measures financed through the loan must be officially recommended in your audit report.

How to Get Started with the Z-Loan

  1. Complete a Home Energy Assessment (HEA): Ensure you’ve had an audit within the last two years containing recommended qualifying upgrades.
  2. Submit Your Z-Loan Application: Apply for financing covering your recommended energy efficiency measures.
  3. Application Review: Your submission will be reviewed for program eligibility.
  4. Receive Authorization: Once approved, you will receive an official authorization form.
  5. Apply with a Participating Lender: Take your authorization form to a participating bank or lender to finalize financing.

Note: To maintain program standards, verification photos may be required for a select percentage of completed projects.
